THE HOUSE ON PINESTONE LEDGE is planned as a full-time retirement home for property on Little Long Lake near Ely, Minnesota.   The site is extremely hilly with almost no flat land, but our client requested a one story building design solution.

With the aid of our "Design Questionnaire" and several versions of our "Preliminary Space Program" we were able to identify a list of functions, room sizes, and to prepare an "Anticipated Building Construction Cost Range" calculation that fit into their budget.   The design incorporates 1,680 square feet of enclosed living area including two bedrooms, two baths, laundry and great room, plus a 163 s.f. screen porch, and a 1,008 s.f. two car garage and workshop.

The foundation for the project is partially a slab-on-grade structure, partially a crawl space, with the remaining portion elevated above the hill side on piers.   Exterior walls, elevated floors and cathedral ceiling roofs of the great room are constructed of super-insulated structural insulated panels (SIP'S) applied to the exposed log post and beam framing.   The baths, bedrooms, garage and workshop are framed with conventional gang-nailed roof trusses and have flat ceilings.
